Why Choosing A Local, Independent Agent Could Be The Best Option For You When You Sell Your Home.

So, when you're selling your house, why is it important to go with a smaller or local Estate Agent?

So, when you're selling your house, why is it important to go with a smaller or local Estate Agent?
Well, Estate Agency is a very, very ‘people dominant’ business, okay? For the purpose of this video, I will not name a single Estate Agent, but let's talk about corporate, bigger Estate Agents, against local, smaller independent firms.
Typically, you would, if you were potentially buying a car or a this or whatever it is, there's always a ‘big company trust’, ‘big brand - they're going to look after me element’ to buying a lot of things, okay?

In Estate Agency, that's always slightly different, it's the people that you're working with, that are the important thing, okay? When you have a bigger company in Estate Agency, typically they're going to be very ‘management structured’, they're going to have targets and stats, they're going to have managers kind of ‘breathing down their neck’ to get profits in, exchanges in, listings in, at any price! Targets are okay, targets aren't a bad thing, but the problem with overzealous, overbearing targets they are likely, sometimes, not all but, sometimes agents are maybe coerced by the management structure, to not give you the right advice, so that they can hit their target.
I.E, overvaluing a property on a valuation, lying to you to win your business, so they can put a stat on their sheet, okay? Not good, not good for you!

A small and more local person or Estate Agent is going to give you the right advice 9 times out of 10. Yes, okay there's a couple of estate agents out there more generally, Taunton, Bristol, have generally got some good agents, okay, but more, you know there are the odd Cowboys, but 9 out of 10 of them, small, independent, local people care about their business, they care about you in turn, because you are the lifeblood of their business, okay?

Lots to go into in this element, but generally speaking smaller, more local, independent businesses care about you because they care about their small business, go with that!
