Successfully timing a purchase and a sale

The dreaded property chain can cause chaos, tripping you up at the last minute. Here we take a look at the steps you can take to make things run more smoothly if you have to buy and sell at the same time.

Today we're going to talk about what it looks like to successfully time your sale and purchase.
So, first things first, you have to get your valuation for your own home, so you know how much it's worth.
After that, it's having a look at your finances, don't forget the only cost involved is not just your onward purchase, there's things like moving fees, solicitor fees and we have to look at the whole picture.
After that, if you are using a mortgage for your onward purchase, now would be a great time to speak to your mortgage advisor so you know what budget you have for your onwards purchase.
After that it's instructing your agent, hopefully that is us! But at that point it's a really good idea to look at some solicitors, some good local, recommended ones are fantastic so that you're ready for when you have your buyer and your onward purchase.

So once you have a buyer, that's a great time to start getting out and viewing LOTS of properties, a lot of other agents will not accept your offer on your onward purchase until you have a buyer yourself, so then you are 'proceedable'.
Then after that, you go through the conveyancing process, at this point, once enquiries and local searches are out the way, you can look at setting a completion date for your new home! :-)

If you are thinking about moving in the next 6 to 12 months, a market appraisal is often the best first step. It gives you a clearer view of value, timing and buyer demand, helping you plan with more confidence in a competitive 2026 market.

April is a good time for buyers to focus on readiness rather than guesswork. In a market where choice has improved but confidence remains mixed, being organised can make all the difference when the right home comes along.

With mortgage rates steadier and spring listings emerging, March 2026 offers buyers a balanced window before peak competition intensifies.

April is the final window for landlords in England to prepare for the first phase of the Renters’ Rights Act. With the new tenancy regime starting on 1 May 2026, now is the time to review paperwork, processes and whether self-management still feels realistic.
