There are many different companies around all competing for your business, so it is important to make sure you are comfortable with who you have representing you. Okay, so, the important one: How do you choose the right estate agent for you? Well, there's a number ways you can do it, firstly you can look at the Google reviews. What people say about a business outside of the agency's influence is a really good indicator as to how they treat their clients, both buyers and sellers, because both are equally important when it comes to getting the sale together.
The other thing you do is an under cover viewing, so we suggest to clients looking to put the property on the market, go and do a viewing with that agent, how do they treat the buyers, how do they show people around the property, do they know where the boiler is?
A thing that comes up all the time, the agents just don't know enough about the house. Go and test an agent, see what they know. Three really important things to consider; how do they market? Because it's your home they're going to be marketing, how do they market, do they use professional photography which is edited and and blue skies put in? Do they use drone footage? Do they do video?
Second thing; where is that marketing going to go, you need to make sure that with grade a marketing, you've also got grade A exposure. A lot of Agents look at just Rightmove and one other portal, what you need for your property, your biggest asset, is full exposure to the market, so you need to be looking at agents who are on Rightmove Zoopla, OnTheMarket, Prime Location, there's a whole host of websites out there, outside of Rightmove it's really important you're on all of them, and that the agent is investing in your property.
How are they going to communicate with you? Gone are the days of landline phoning out a lot of the time, or you having to speak to your agent over the phone and speak to someone who doesn't know who you are potentially, does your agent give you their personal mobile number? Do they have a WhatsApp group set up for you can you? Can you email them?
There's a whole host of ways of communicating at the moment, it's important the agent works for you, to make sure that you're communicating in the way that works best for you. Perhaps you're nurse, perhaps you're a doctor, you can't answer the phone during the day, so it's really important you look at that as well.
